An 1852 farmhouse, perennial gardens, a koi pond, and quiet woodland just outside Orillia — with a fairy-lit white tent for the reception and one wedding per weekend, so the grounds are yours.
One wedding per weekend · Friday set-up to Sunday tear-down

Northbrook Farm has been a family home since 1852, and it still feels like one: warm, personal, and unhurried. Perennial gardens, a koi pond, and towering old trees set the scene, with a framed white tent for the reception and the whole weekend to enjoy it. The owners live on the property and look after the grounds themselves, so your wedding feels personal from the first tour to the last dance.
Northbrook's pricing is simple: one flat venue fee covering the grounds, the framed tent, tables, chairs, the bar, and the catering space. There are no landmark fees for caterers and no gratuities added.
Everything else is yours to arrange — catering, alcohol, photography, flowers, and décor — and it scales with your guest count. A realistic all-in number is roughly $34,000 to $39,000 for a weekend wedding, or $16,000 to $19,000 on a weekday.
One thing that doesn't scale: the venue fee is the same whether you invite thirty guests or a hundred and fifty. 2027 weekends are nearly gone, with just two dates left, so most new bookings are for 2028.
Most venues turn couples over fast — dance ends, and the next crew is already unpacking chairs for someone else. Northbrook doesn’t work that way. You get the grounds from Friday afternoon to Sunday morning, and nobody’s setting up around you while you get ready.
The farmhouse dates to 1852, and it’s still a family home today — not a rented backdrop. Perennial gardens, a koi pond, and towering old trees surround a framed white tent strung with fairy lights, and the owners run the whole thing themselves, so the grounds are looked after like their own.
There are no landmark fees for your caterer and no gratuities added to your bill. You choose your own vendors, run your own bar, and get a real rain plan built into the tent — not a tarp and a prayer.
